Real estate agent since 2000 in the Luberon and its surroundings, I offer you my perfect knowledge of character real estate and my personal network in the search for your farmhouse, house, property under the Provençal sun. My services are aimed at anyone who, due to distance, limited availability or lack of knowledge of the local market, needs help in their acquisition project. I offer my clients complete professional and efficient support by prospecting the entire real estate market in the Luberon and neighboring areas on their behalf. My mission is to quickly find the ideal property for each client in relation to their search criteria. I have my own portfolio of properties through the Propriétés Privées network, but as part of a property hunt with an exclusive search mandate, I give you access to 100% of the real estate market in the defined area (individuals, agencies, notaries, property dealers, off-market...).

Discovering your project
First exchanges, first meeting: you tell me what you are looking for by giving me information on your lifestyle, your preferences in terms of environment, locations, architectural choices, budget... We will then draw up a research mandate which will specify the conditions of my research mission and your specifications.

The search for homes
I launch my search on the defined market and select all the houses or properties that seem to correspond to your search criteria. I install surveillance on the defined area with a system of alerts and real estate monitoring.

Visiting the properties you have selected
After having validated together a list of pre-selected houses and properties, I will visit them in order of preference and come back to you with a short report on my visits, strengths, weaknesses... we refine your choices with numerous eliminations and try to see if we have favorites. If this is the case, we plan one or two days of visits on the most relevant houses.

The realization of your project
That's it! You've fallen under the spell of an old stone farmhouse, a villa with a view, a family home... we're entering a negotiation phase, and I'll remain your sole point of contact to ensure you get the best possible deal. I'm also available to help you secure financing and assist you with notarial procedures until you move in.

Do you want to enjoy your property without worrying about its maintenance? Is it an investment for vacation rentals? I have the solution with trusted and quality partners and service providers (architects, decorators, gardeners, concierge services, vacation rental agencies, etc.).

The amount of the fees is determined based on the price of the property sought. If I share fees with another agency, the base rate of the broker's mandate is shared, and I add 1.2% including tax for the property search. I only search properties with a price above €750,000; and if there is no involvement from another agency, I only charge my Private Property fees.

750,000 to € 1,200,000 : 6% including tax
1,200,001 to € 2,000,000 : 5.5% including tax
2,000,001 to € 5,000,000 : 5% including tax
Over € 5,000,001 : 4.5% including tax

For specific searches of agricultural or wine-growing estates or other special projects, property "hunting" fees are to be determined and will be the subject of a written proposal. My fees are payable only if the project is successful. The fees you pay will be largely covered by the savings you make by letting me negotiate the best possible price for your future property.
